The spaces between your homes.

3743 isn't bigger than it needs to be, so the common spaces have to earn their place. The rooftop has to be one you actually use. The rooftop work areas have to make laptop days easier than camping out at a coffee shop. The rooftop gym has to feel better than driving somewhere else to work out. And the sauna has to make recovery part of living here, not another membership. So we built it that way.

01 · The Rooftop

A sky-deck above 4th.

Open at sunrise, open until 11pm. A long communal table for fifteen, a fire-pit lounge for four, four loungers facing west, and a community Weber grill you can reserve through the app. The roof also carries the wellness program: indoor-outdoor training space, fresh-air cardio, and a sauna for recovery after a workout or a long day. The view stretches from Hillcrest's neon over Balboa Park to the Pacific on a clear day.

02 · In-Unit Solar & Battery Storage

A building that pulls its own weight.

Every home has its own balcony-mounted solar array with battery storage, feeding electricity directly into your unit. Your SDG&E bill is less than what your friends pay, automatically. Smart-zoned HVAC heats and cools only the rooms you're using. Miele stacked laundry inside each home replaces the energy waste of basement shared washers. Low-flow plumbing, native-California landscaping. Sustainability isn't a feature here, it's how the building is wired.

03 · The Community App

One app for everything. Plus a personal AI concierge.

The Community App is how the building actually works. Pay rent. Message your landlord. Use the intercom. Post in the neighbor forum. Reserve the rooftop grill. Open your door. Watch your real-time solar versus grid usage. See your monthly carbon footprint. And ask the AI concierge anything from "is the gym crowded right now" to "I locked myself out" without picking up the phone.

04 · Rooftop Fitness & Sauna

A rooftop gym, inside and out.

Train inside when you want the controlled studio feel, then step outside for fresh-air sets on the roof. Cardio, free weights, dumbbells, a cable tower, and a stretch/yoga zone are paired with rooftop views and a sauna for recovery. Open twenty-four hours. Sanitized daily. Towels included.

05 · Rooftop Work Areas

A laptop spot with better air.

Rooftop work areas spread across the open skydeck: tables with charging access, a quieter focus nook, and places to take a laptop when your apartment feels too quiet. Building-wide fast internet means the connection is the same wherever you settle in.

06 · For the Pets

A building dogs and cats can love too.

A real pet wash on the ground floor, with a raised tub, warm water, leash hook, free shampoo, and towels. A leashed pet courtyard on the south side of the building for late-night relief. And the open green of Balboa Park is a four-minute walk away. We even keep a list of resident-recommended Hillcrest vets and groomers.
